  • What is your take on the current state of the Lower Keys real estate market?

Sale prices in the Keys have been steadily improving since 2011, although no one expects to ever see the huge yearly increases we saw 2003-2005. Inventory is about the same as last year. We’re seeing a decrease in the average days on market, and sale prices are holding much closer to list prices. Personally I’m seeing slightly more second-home buyers, with primary home buyers a very close second, then investment buyers.

  • What should a buyer look for in a real estate agent and how do they find this person?

Both buyers and sellers should look for an agent who will really listen to their needs. Someone who is not only familiar with the area, but also the issues that we face in the Keys (some are constant issues, yet others are ever-changing.) It’s important to work with an agent/company that makes sure their clients are fully aware, and that appropriate disclosures are made. Buyers and sellers find agents on the internet, but it can sometimes be hit and miss (on both sides.) Local print ads are also a source. My reputation, sphere of influence, referrals, and satisfied clients have been invaluable to me through the years.
