SANTA CLARA CONDOS READY FOR REPAIRS

The condominium board at Santa Clara Condominiums on Northside Drive in Key West has said they have a construction plan, a timeline and a contractor in place.

The board sent the following update to the Keys Weekly on Feb. 21:

“Concrete spalling and roof repairs are set to begin at the Santa Clara Condo Association’s

building located at 3312 Northside Drive, Key West.

“A construction contract has been signed and the repair work can now start. As of Feb. 21, Santa Clara’s engineer and construction contractor are preparing and will be submitting necessary permits with the City of Key West by the end of February 2022. Santa Clara expects construction to begin in early March 2022, pending the approval of construction permits, which City officials say they will expedite when received.

“The scope of the project and repairs will be to the specifications of the association’s engineer. 

First items on the list of repairs include roof and concrete spalling repair and repair of the 

building’s south emergency stairwell. The next phases of the project will include exterior spalling and interior repairs. The project will finish with a new 20-year warrantied roof along with new exterior paint, color yet to be decided, with an 8-year warranty and much more. The entire project, if Mother Nature cooperates, is expected to take 14 months.

“The board of directors thanks its unit owners for their patience in getting to this point and extends its gratitude to many city officials for their understanding in what was once a grave situation without direction starting in September 2021. We now have a plan, we now have a direction, we now have all the pieces of this repair project together.

“This project, due to the necessary special assessment, has caused a financial hardship to some unit owners.

“By March and April 2022, we will have collected enough funds to finish the repair of the priorities given by Key West city officials. In the very near future Santa Clara will be actively seeking a loan to finish the entire project without interruption so the imposed special assessment can end and bring some relief to the owners at Santa Clara.
